This is a before and after photo showing a radon extraction point our team installed inside of a basement in Grand Haven, MI. The drain tile under the slab runs along the footing and is tied together at the sump pit which was completely exposed and a direct path for radon gas to enter the home. We installed a domed sump-pit cover and properly sealed it with silicone. We then installed our radon extraction point next to the pit and above the drain tile creating negative pressure throughout the drain tile system under the entire basement slab. The radon then follows the path of least resistance and is safely vented above the home significantly lowering the radon levels.

Radon Testing and Indoor Air Testing in Grand Haven, MI

 Mark M. was concerned about the indoor air quality of his home. He had lived in the home for several years, but now was married and staring a family. He was referred to ALS Property Associates, Inc. by a friend of his. After calling ALS Property Associates, Inc. he scheduled an inspection and free consultation. 

Doug with ALS Property Associates, Inc. showed up to the house and completed a thorough inspection. Doug completed a thorough visual inspection and was unable to see or find any problems visually. Doug recommended Mark have a radon test and indoor air quality test completed on his home. Mark agreed and ALS was able to proceed with the testing on the spot. 

The radon levels came back extremely low under the EPA action level of 4pCi/L (0.75). The indoor air testing showed high humidity in the basement along with higher-than-normal particulate levels. ALS Property Associates, Inc. recommended a duct cleaning along with some other products to improve the indoor air quality of the home. Mark proceeded with an air duct cleaning along with having ALS install a Breathe EZ Air Filter, Breathe EZ UVC light, and a Sanidry Sedona Basement Dehumidification System. Mark was happy to see his relative humidity in normal ranges along with significantly lower particulate levels under normal levels. Mark can now be assured his family is breathing clean fresh air within their home. 

Radon Reduction System in Grand Haven, MI

Mike G reached out to ALS Property Associates for radon testing of his home. Following a 48-hour short-term test with a continuous radon monitor, Mike found out his radon levels were almost three times the EPA Action Level of pCi/L. Mike liked the service and all of the information he received and decided to use ALS Property Associates, Inc. for the radon mitigation project as well. Doug with ALS met with Mike and together designed a radon system that would effectively lower the radon to safer levels. Mike was also interested in indoor air quality improvements and decided to have the Breathe EZ Air Cleaner and UVC light installed as well.

The drain tile under the slab along the footings of the home was creating pathway for radon gas. This drain tile tied off at the exposed unsealed sump pump pit and was a highway for radon to enter the home. The ALS team covered the sump pit and properly sealed it with a domed sump-pit cover. They then installed the radon extraction point next to the pit above the drain tile creating negative pressure throughout the tiles and under the entire slab. The schedule 40 PVC piping was than neatly ran to the garage and up to the attic. The inline radon fan (Legend Low Voltage Radon Fan) was installed in the attic and safely vented outside. This system also came with the fan-moisture guard (10-year warranty) This warranty covers all parts, labor, and radon level for 10 years.

Mike was happy with the low radon levels and the high-quality workmanship. The indoor air circulating through the air ducts is now much cleaner with the Breathe EZ Air Cleaner and UVC light
