This is a before/after photo of a radon extraction point. This system is tied in with the drain tile underneath the slab. We were able to tuck the extraction point out of the way in a corner and still communicate with the entire drain field.

Radon Mitigation - Grand Rapids, MI

David S called ALS Property Associates, Inc. and requested to have a radon test completed on his home. Some of his neighbors had mentioned they had elevated levels of radon and were looking into radon mitigation systems. Following a short-term 48 hr radon test with a continuous radon monitor, we found that David’s levels were a bit elevated as well. His levels were just under 4 pCi/L but spiked above 20 towards the end of the test. David and his family did some research and decided to move forward with a mitigation system following the testing.

David had Doug with ALS Property Associates, Inc. come out and provide a proposal for the project. Doug explained how the sump pump pit was not sealed and the drain tile laid under the slab was a perfect avenue for radon to follow and enter through the exposed pit. There were also many cracks located in the concrete slab that had to be properly sealed along with the sump pump pit.  Aesthetics were important to David and he preferred the system not be visible from the outside of the home. Doug was able to provide the interior aesthetic package and run the system through to the garage, fan in the attic, and vented through the garage roof.

ALS Property Associates, Inc. came out and installed the full radon mitigation system. The sump pump was covered and sealed, cracks sealed, and the radon extraction point was tied to the drain tile that was previously laid under the slab. The schedule 40 piping was run to the garage and straight up to the attic. A Legend LV (Low Voltage) radon fan was installed in the attic and vented straight through the roof. The entire radon mitigation system was invisible from outside of the home. Also included with the system was a muffler (to dampen noise), a fan moisture guard (Extended 10-year warranty), and a Breathe EZ Air Filter system. In the meantime, David had purchased a digital radon monitor to monitor the levels in his home. Following the installation of the radon mitigation system, his levels dropped from 3-4 pCi/L to under .14 pCi/L David can now spend time in his basement or have family over without worrying about the air quality issues the radon had previously been causing.
