Radon Mitigation System in Holland MI
Challenge
A client in Hudsonville reached out to ALS Property Associates, Inc. because she had tested her home finding high levels of radon gas over 14 pCi/L. Doug with ALS property Associates, Inc. met Jackie at the home and completed a free radon inspection. The home was beautiful but was unique in the fact it was fabricated out of concrete and was entirely built underground. There were also many obstacles and limited ways to run a radon system to properly vent the radon gas outside. Doug was also worried about the design and how the home being completely underground would affect the radon levels on the second levels along with other areas of the home.
Solution
Doug and the client decided it would be beneficial to complete some additional radon testing using a sniffing device offered by EcoSense. This device has (4) monitors and are calibrated differently to effectively sniff out radon gas to individual areas. Following the completion of the testing Doug found the levels on the second level were much lower and the radon gas seemed to be coming from the slab areas of the home. The ALS team would not be able to complete communication tests as the home was completely finished so the sniffing test helped pinpoint some of the entry points of the radon gas confirming the radon reduction system design. The team was able to install the radon extraction point in the closet of the main room. This was ran to the outside in an enclosed porch area hidden from the front view of the exterior. They were able to run the schedule 40 PVC pipe to the back of the home and up to the peak of an old wooden chimney of the home. The team installed the Festa Eagle Extreme radon fan with fan moisture guard behind this peak making the radon mitigation system aesthetically pleasing from the front of the home. The installation went well and the radon levels were lowered significantly under 2 pCi/L throughout the entire home.
