Understanding the Cost of a New Radon Mitigation System: A guide by ALS Radon & Environemtnal, Inc.

Radon gas is a silent threat that can enter your home, leading to severe issues over time most commonly lung cancer. As awareness of the soil gas radon grows,  more and more homeowners are beginning to have their homes tested and finding out they have elevated radon levels in their home. It has been noted one of three homes in the state of Michigan may have a radon issue so more and more people are having radon mitigations systems installed. At ALS Radon & Environmental, Inc., we understand that many factors influence the cost of installing a new radon system. In this blog, we will break down those costs to help you make an informed decision.

Factors Influencing the Cost

Home Size and Design:

The size and layout of your home is a major factor when determining cost of a radon system. Multiple foundation walls with footings in the middle of the basement, concrete and dirt floor crawlspaces, sump pump pits, and additions can all add additional cost to the radon system. All of these situations can be challenges needing more work and needed supplies to your radon system.

Type of Radon Mitigation System:

There are a few different strategies to successfully mitigating radon in your home. The most common approach is sub-slab depressurization. A basic sub-slab depressurization can cost anywhere for $1,000 to 1,500.00 depending on what kind of quality and warranties you are looking for. The cost of a radon depressurization system can go up from there if additional extraction points are needed, sump pump pits need to be sealed, or cracks need to be sealed. Another factor is a dirt crawlspace. Dirt crawlspaces typically need to be encapsulated and added to the radon system. This is called sub-membrane depressurization. Due to the heavy labor and needed supplies this will add additional cost. Depending on size, design, foundation type, and other miscellaneous factors the cost of an encapsulation can run $4.00 a square foot up to $10.00 per square foot. This all depends on the circumstances of the crawlspace and the material the radon contractor decides to use. We have seen complex radon systems with a dirt crawlspace cost anywhere from $2,500.00 to $5,000.00 all depending in the circumstances of the home. Ventilation is another way to mitigation radon in a home. With an Energy Recovery Ventilator (ERV) a radon contractor can ventilate your home, improve your overall indoor air quality, and reduce radon levels 50-75 percent. An ERV can run anywhere from $3,200 - $5,000.00 depending on the brand and type of installation. ERV’s are expensive, but a good way to lower radon and bring fresh air into your home in an energy efficient way.

Additional Features:

There are other features that can be added to you radon system at an additional cost. Some homeowners do not like the look of a standard radon system. Radon fans can not be located in an or under an occupied space of a home. A fan can be located in a garage or attic, but typically requires additional work and added cost.
